Paving the Way

Parking lot maintenance is taking top billing in retail, as a growing number of facilities managers realize that extending the life cycle of an existing parking lot paves the way toward reduced expense in the long run.

Chain Store Age talked with Rose Paving’s C.B. Kuzlik about retail’s renewed focus on maintenance in today’s cost-conscious climate.

What role does weather play in parking lot management?

Weather conditions have a direct impact on parking lot maintenance. The winter of 2010-2011 saw heavy snowfall across the nation. Excess salting, freeze-thaw cycles and even snowplow blades expedited the weakening of asphalt, increasing the need to perform structural repairs.

On the other hand, last winter was unseasonably mild, and this past summer witnessed record-high temperatures and drought conditions in large sections of the nation. Under these conditions, oxidation of pavement occurs and pavement binder (a.k.a. liquid AC) can even lose its “superglue”-like properties from prolonged exposure to extreme heat. Oftentimes with hot and dry conditions, however, the damage is confined to the surface and can be corrected, if addressed in a timely manner, using less expensive, preventive maintenance or surface treatments.

Regardless of weather conditions, however, the key to spending wisely, even on a tight budget, is timing. If retailers budget for less expensive preventive maintenance on a regular schedule, they will avoid costly structural repairs until the very end of the pavement’s life cycle. Plus, a well-maintained parking lot boasts an aesthetically pleasing appearance as opposed to a neglected pavement, which reflects poorly on store image. Furthermore, if maintenance is completely cut out until a large pothole forms in a drive lane, for example, the cost to make a reactive repair can be twice the cost of a proactive approach on the same area.

What about environmental concerns?

Green building is a trend that we believe is here to stay, and we think that the asphalt industry has a lot of value to bring to the movement. At the onset, Rose Paving was ready with a line of eco-friendly paving alternatives. And in response to the steady demand for “green” solutions from our clients, we created our very own special projects division whose sole job it is to uncover and test new technologies and paving practices for projects requiring sustainable design solutions.

Do you find that more attention is being paid to parking lots?

Yes. With the decline of new construction, companies are strongly encouraging and, in some cases, mandating that money should be spent on the maintenance of existing pavement in order to extend its functionality and overall life cycle. However, many retailers struggle to manage the maintenance for multiple parking lots in a portfolio because they cannot be on site at all of their properties to truly assess the damage and make well-informed decisions concerning dollars spent on effective maintenance procedures.

How do services vary by region?

Application techniques and materials differ primarily because asphalt thickness varies in each region. For example, asphalt is only 2 to 3 ins. in depth in the state of Georgia, while in Colorado the depth can be 5 or 6 ins. As a result, more or less material is used and applied at varying depths based on the requirements of the region. Asphalt depth correlates not only to geographic region, but also to weather conditions. For example, in hot and dry Arizona, asphalt depth is 2 to 3 ins., whereas its neighboring states require closer to 6 ins.

What part does Rose Paving play in all this?

Building Momentum

Blending multiple components in a single development isn’t a new idea. In fact, the Urban Land Institute first turned the phrase “mixed use” some 30 years ago, defining it as three or more significant revenue-producing uses in a single project.

As the format has caught fire among shopping center developers — mostly as a way to showcase retail and capture on-premise consumers — a plethora of successful mixed-use projects have opened to rave reviews. The most common component combinations have been retail-office-hotel or retail-office-residential, but how the combos are blended is not as formulaic. Some projects feature Main Street layouts with ground-floor retail and second-story office, augmented by a lineup of sit-down restaurants and other entertainment uses. Others add freestanding department stores to the mix, as well as entertainment venues such as art galleries and cinemas, and civic or educational uses along with public transit hubs.

Green space and pedestrian walkways, with lots of outdoor amenities, are a matter of course in most all mixed-use projects, as are sustainable building and maintenance practices. Showcased in all of them is retail.

Chain Store Age talked with two developers of mixed-use projects about the various formulas for success and highlighted developments that utilize the format to retail’s best advantage.

Design- and Amenity-Rich: Westchester’s Ridge Hill opened in 2011 in Yonkers, N.Y., to big crowds and lots of press. And it’s no wonder. The 1.3 million-sq.-ft. project, developed by Brooklyn, N.Y.-based Forest City Ratner Cos. (a subsidiary of Cleveland-based Forest City Enterprises), made headlines with a stunning retail lineup that includes Lord & Taylor’s first new full-line store in 10 years, Whole Foods Market and National Amusements’ Cinema de Lux. >

The setting garnered news as well. The open-air project is built like a city-in-a-city, rich with amenities and architectural style.

“Design and amenities are more important now than ever before because it’s how you can differentiate one project from another,” said Kathryn Welch, senior VP and director of retail for Forest City Ratner. “People want to visit a place that will offer them an experience, and that’s what they get at Westchester’s Ridge Hill.”

Sculptural elements add color to the town square, bells and fountains add outside interest, and a European plaza serves as a gathering place for shoppers. “Our time is more limited than ever before, so we all tend to go to places that offer us the most opportunities to experience and explore,” Welch said. Westchester’s Ridge Hill features office, residential, entertainment, dining and a deep retail lineup for a complete mixed-use offering.

Brass Tacks: Underneath the design and amenities of a top-tier mixed-use destination are the functional challenges that must be dealt with to make the project truly work — not the least of which is parking.

“Ensuring there is enough parking and that it is placed correctly are critical,” said John Hutchens, asset manager for Casto, Sarasota, Fla., the developer of the popular Randhurst Village mixed-use project near Chicago. In order for the retailers to thrive alongside the office and entertainment players, a developer must balance the uses and consider the varying parking needs.

Signage is no small matter either. “The anchor tenant will often face outward to the street with maximum signage visibility, but shoppers have to find their way back to the Main Street tenants,” Hutchens said. “That’s a huge consideration when you’re developing a mixed-use project — that you consider all your tenants when placing signage so that everyone benefits.”

Wayfinding isn’t just about physical signage, however. Casto has embarked on a mission to make sure that Google Maps is set up to accurately direct shoppers to the stores. “Wayfinding also means paying attention to the Internet,” Hutchens said. “It’s about getting down to brass tacks.”

Casto is a big believer in brass-tacks thinking when it comes to planning its projects. Randhurst Village is a product of that kind of thinking. The former mall maintained its original anchors Carson Pirie Scott and Bed Bath & Beyond, and Casto kept the tenants open during the demolition that turned the enclosed mall inside out. “That was a challenge,” he said. “But we allowed those stores to set the precedent for how we designed that part of the project.”

I have a memory foam mattress and love it. I don't think its very hot, but then again my house is really cold even in the hot summers. The first night I didn't really like it but now I really, really love it. I have had it for about a year. One thing you might not know is that when they are advertised, it may say something like temperature controlled. Ect. That just means that the spot you have been laying in gets really soft and comfy. The rest of the mattress will feet a lot harder and harder to the touch. Hope that helped and made sense!!! http://www.amerisleep.com

Focus on: Real Estate Technology

Retail has weathered the recessionary climate, but a quick temperature check will tell you that renovations continue to trump new builds even in a recovering economy.

Despite that, retailers are in almost complete agreement that real estate technology is more important now that it was a year or two ago. A new study, sponsored by Chain Store Age and Evoco, a provider of construction project management and real estate lifestyle management software solutions, polled CSA’s retail readership to find out where technology ranks in the retail real estate hierarchy. An overwhelming 70% said that technology is more important now than it was 12 to 24 months ago.

And it doesn’t seem to matter whether the objective is to expand or to remodel. Technology is still important. In fact, of the 63% of respondents who said they will open stores in 2012 — and the 73% who will complete remodeling projects — just a miniscule number said that technology had diminished in importance.

The survey expanded its net to capture the full picture of new growth and renovation plans for the coming months and years.

Forecasts for the next two years suggest that activity will continue to climb. The percentage of polled retailers who said they would not open any stores declines year over year, from 30% in 2012 to 20% in 2013 and 16% in 2014. The percentage of 
retailers opening stores not only increases year over year, but greater increases are seen in the quantity of stores being opened. For instance, only 8% of retailers said they would open 11 to 25 stores this year, but in 2013 and 2014 the number of respondents who planned to open 11 to 25 new stores grew to 11% and 15%, respectively.

On the remodeling front, although activity outpaced store openings in 2012, the respondents said that renovations will begin to slow, with less marked increases over new-store openings in 2013 and, by 2014, the projection is that the number of retailers with remodeling projects — 68% — will be comparable with the 66% who said they would be opening new stores.

“With 70% of retailers who responded to the survey stating they plan to open new stores in 2013, up from 63% opening stores this year, the outlook for growth in the retail industry is clearly trending positive,” said Alice Reimar, president, CEO and co-founder, Evoco, Calgary, Alberta.

The data become even more pertinent when they are analyzed by the retailer’s size as defined by number of stores or by the average square feet in the retailer’s typical store. In general, retailers with the largest portfolios are opening the greatest number of new stores and, unsurprisingly, remodeling more stores.

Retailers with 1,000-plus stores had the highest rate of “greater growth” compared with the last 12 months and, in 2012, plan to open and remodel the most new stores. In fact, 33% of respondents with more than 1,000 stores said they would add more than 100 new stores this year and remodel more than 100 of their existing stores.

Not surprisingly, that same group is also the biggest proponent of real estate technology, as an impressive 92.6% said real estate technology is more important now than in the last year one to two years.
