North American Properties sets out to re-make a Charlotte property

In store for Birkdale Village are smaller stores, new restaurants, and a crammed calendar of events.

North American Properties, whose Avalon center in Alpharetta, Ga., was No. 3 in Chain Store Age’s Top 10 Retail Center Experiences list in 2019, has set out to create an entirely new experience at Birkdale Village in Charlotte, N.C.

NAP has purchased the mixed-use center and has assigned in-house leasing strategists Adam Schwegman and Molly Morgan to work with Charlotte-based Legacy Real Estate Advisors on a new layout and tenant curation in Birkdale’s 250,000-sq.-ft. retail center. Morgan and Schwegman oversaw leasing at Avalon.

“We are immunizing Birkdale Village against the retail fallout that’s happening in the wake of the pandemic,” Schwegman said.

To that end, Birkdale can figure on seeing smaller-format stores, new restaurants, re-imagined greenspaces, and a busy schedule of events. The new leasing team promises more than 100 events a year. 

“Birkdale Village already has incredible bones and infrastructure. The vision NAP is bringing to the table, will position it to be a modern and vibrant retail destination for decades to come,” said Legacy Real Estate principal Adam Williams.

Birkdale’s retail component is currently about 90% leased. Tenants include Regal Cinemas, Dick’s Sporting Goods, Barnes & Noble, and Total Wine & More.
